Who it is for
Buyer’s agents preparing for the first sit-down, before any showings. It suits agents who would rather hand the compensation conversation a clear page than improvise it, and it works whether you lead with a track record or with commitments: the proof page ships in two fully designed versions, so newer agents can lead with same-day response, a showing window, written offer analysis, and a weekly check-in instead of production numbers. Neither version is a fallback, and the page numbering stays continuous either way.
What’s included

The presentation moves in order:
- cover and agenda
- a write-on “what you’re looking for” and a write-on “where you are financially”
- the agreement page — what the buyer representation agreement does, in five plain points, with term, geographic scope, compensation, and exit as fields you fill in
- the compensation page, and “what you can do before anything is signed”
- the buyer’s own questions
- a market page for your search area, the search page, and the showings page
- offer terms, three ways to write an offer, and the competing page
- the inspection page, the accepted-to-keys sequence, and closing costs
- “what you need from the buyer,” your chosen proof page, and a decision summary you complete together with initials and date

Compensation is negotiable. Nothing shown represents a standard or customary amount.
How it works
Open the Canva template from the link in your download. Use Find and Replace to drop in your name, brokerage, license number, search area, and contact details. Add your logo, and replace or delete the initials mark. Fill in the agreement fields on pages five and six with your own agreement name, term, geographic scope, compensation, and exit terms, and enter your own market figures for the search area. Choose your proof page and delete the other. Review the agreement and compensation pages against your state and brokerage and edit the language to match your forms, then print it for the meeting or send it ahead as a PDF. Later setups focus on the buyer names, the search area, and current market conditions.
Why it’s easier than a generic template
Most buyer presentation templates put the agreement at the back, after the buyer has already been sold on working with you. This one places it at page five, before the market and the search, with the buyer’s own questions right after it on page eight, where the objections actually surface. The persuasion pages arrive written and are built to be read aloud as written, and the whole document is typography-led, so it holds together with no photo, headshot, or logo. It is editable in free Canva, with no paid subscription required.
Important notes before you use it
This is an editable Canva template for client education and presentation use. It is not a contract, not a legal form, and not legal advice, and it has not been reviewed for compliance in any jurisdiction. Buyer representation agreements are named differently from state to state, and practice requirements vary by state, MLS, and brokerage — so the agreement and compensation pages are written to help you explain your own agreement, not to replace it. Review both against your own forms and your broker, and edit the language to match before you use it with a client.
Compensation is negotiable and agreed in writing between you and your client. The template’s fields are yours to complete; nothing in it represents a standard, typical, or customary amount. The closing-cost page is illustrative only and is not a Loan Estimate — your buyer’s actual figures come from their lender and the closing disclosure. A free Canva account is all you need to edit it; it prints as a standard 8.5 × 11 (US Letter) or exports as a PDF. It is a digital template, and nothing physical ships.
