By the time you have covered all of it, the meeting is half over and you have not reached the seller’s goals or the pricing. How it works

Open the template in Canva. Replace the bracketed fields with your name, brokerage, license number, market area, and contact details. Add your headshot and brokerage logo, and keep or swap the sample cover. Choose the version of each alternate page that fits your business and delete the ones you do not use. Replace the recent-sale examples with your own results, or use the alternate credibility page. Enter the net-sheet figures, review any state-specific language, then export the finished packet as a PDF and send it to the seller before the appointment. Plan about an hour for the first setup; later packets are faster once your recurring details are in place.

Why it’s easier than a generic template

It arrives written. The education pages, promises, and agenda already have default copy, so you are editing rather than composing.
