Both guides, one look
Agents who work both sides usually end up with mismatched materials — a buyer packet from one place, a seller guide from another, neither quite matching. Both of these are set in the same layout, the same typography and the same color system, so a client who receives one and later the other sees one piece of work rather than two purchases from two shops.

The same setup twice, and the second goes faster
1. Add your details.
Find-and-replace your name, brokerage and contact details across each guide, then drop in your headshot — the frame is portrait 4:5 in both.
2. Add your proof.
Fill in your track-record figures and testimonials, or remove the testimonial pages.
3. Change the brand color.
Both ship in a bright magenta so anything you miss is obvious. Canva treats text and shapes separately, so run the change twice in each guide.

Canva Free, US Letter, and what they don’t do
Both guides edit on Canva’s free plan. The body text is serif and every font is included. Your headshot is the only image you have to add in each; the sample photos are AI-generated, so keep them or replace them.
Both are US Letter (8.5 × 11 in), print-ready. Export a PDF to email, or print at home, at the office or at a print shop — exports carry crop marks and 3mm bleed, and because they are RGB, a shop converting to CMYK will shift deep charcoals and saturated brand colors slightly.
This is two separate Canva templates, not one merged file: you receive a link for each and edit them separately. They are static templates — no MLS data, CRM, lender portals, e-signature tools or social accounts. Digital download; nothing physical ships.
Before either guide goes to a client
Both guides are editable Canva templates for general client education. Neither is legal, financial, tax, lending or pricing advice, and neither has been reviewed for compliance in any jurisdiction.
Compensation is negotiable. Both guides say so, and neither states a standard, typical or customary figure on either side of the transaction.
The seller guide’s net proceeds page and the buyer guide’s cost-by-stage table each organize a conversation rather than predict an outcome. Neither is a closing statement, a Loan Estimate or a valuation.
Good to know before you send either guide
- Replace the sample agent name, brokerage, contact details and license number in both
- Replace the sample track-record figures and testimonials in both
- Read the compensation and representation pages against your state, MLS and brokerage requirements
- Use the official forms and approved language for your area
- Export both finished PDFs and read them through before they go to a client

The guides explain the process to your clients. They pair naturally with the tools you use at the listing appointment itself:

The guides are the client-facing education; the packet and presentation carry the listing appointment itself. The bundle is complete on its own.

Is this two products or one?

Are these current with the 2024 NAR practice changes?
They are written for how representation and compensation are discussed now: the buyer guide explains the written agreement, that compensation is negotiable, and the ceiling the agreement sets; the seller guide covers negotiability, variation by market, MLS and brokerage, and how buyer-agent compensation reaches a seller as a term of an offer. Neither names a standard, typical or customary figure, and both tell the client that practice keeps changing. Confirm what applies in your state and brokerage before you send them.
