Three stages, three different jobs

A launch flyer has to make someone want to see the house. An open house flyer has to work on a counter or in a window while you’re talking to someone else. A just sold flyer has to report a result to a neighborhood that wasn’t part of the transaction. Same listing, three different readers, three different jobs.

Most flyer bundles hand you one layout in a few color variations. That layout was designed around a house that photographs well, so it holds a large hero image whether or not the photos have earned it, and it puts the same fields in the same order whether the story is the price, the renovation, or the outcome. You end up rebuilding the layout by hand or shipping a flyer that leads with the weakest thing about the listing.

So you choose by the listing in front of you. Strong photography gets the photo-led version. A house selling on its updates or its layout gets the detail-led one. A sale that closed over asking gets a different Just Sold flyer than one that sat for ninety days. Every flyer shares one accent color, so a listing that runs all three stages still looks like it came from one office.

  • Just Sold — Neutral Results: a simplified result section for sales where the numbers do not strengthen the story, so you can still announce the sale professionally.

Why it’s easier than a one-layout bundle

You are choosing by the listing, not by decoration. The photo-led versions let strong photography carry the page; the detail-led versions lead with the specs when the story needs more explanation; and the three Just Sold layouts match the result you actually have, including one for sales where the numbers are better left understated. The compliance and identity fields are already positioned, and one shared accent color makes rebranding a single change rather than seven.

Check before you print

Real estate advertising rules are set by your state, your brokerage, and your MLS, and they don’t always agree. The flyers carry the fields those rules usually call for, positioned in the layout rather than bolted on afterward: an Equal Housing Opportunity line, a state-specific disclaimer block, anti-solicitation and past-results language on the three Just Sold layouts, and a time-change notice on the Open House flyers.

The fields are placed. The wording is yours to confirm. Before the first flyer goes out, read the disclaimer text against your brokerage’s advertising policy and your state’s requirements, and check what your MLS allows you to publish on sold and comparable data. Fair housing language in particular is a state-by-state question.

These are marketing flyers, not disclosure documents, and the past-results language on the Just Sold layouts is a starting point rather than approved copy.
