Listing Marketing Templates

Market the listing like you meant to.

A new listing moves fast, and the marketing is the part that gets rushed. You announce it before the photos are back, hand buyers a flyer that doesn’t match the home, or skip the leave-behind at the open house because there wasn’t time to build one. The listing still sells — but the marketing didn’t do any of the work it could have.

These templates give you a ready set of listing pieces you edit in Canva and reuse for every property: a flyer the day you take the listing, a detailed sheet for showings and open houses, a full brochure for the homes that deserve one, and a just-sold piece that turns the closing into your next listing.

Who this is for

  • Agents who market active listings and want print pieces that look deliberate, not thrown together
  • Agents who reuse the same marketing for every listing instead of rebuilding it each time
  • Agents who want a flyer, detail sheet, brochure, and just-sold piece that look like they came from one brand
  • Agents comfortable editing in Canva (no design background needed)

Not ideal for:

  • Agents who only want social or local-visibility content — see Local Marketing Tools
  • Agents who need lead-capture forms or sign-in tools — see Open House Tools
  • Agents with no listing photos who want a fully no-photo option — most of these pieces are built to show the home, so they’re strongest with real listing photos (a few layouts work with fewer)

Listing marketing templates

Start with the piece you need now, or build the set over time. Each template edits in Canva, works with your own listing photos, and reuses for every property.

Announce the listing

The first marketing a new listing needs — out the day you take it.

Common questions

Do I need Canva Pro?

No. These edit on Canva’s free plan. If you already have Pro you can use it, but it isn’t required.

Do I need professional listing photos?

They look best with strong photos, since most pieces are built to show the home. A few layouts (like the feature/spec-sheet flyer) lean on details and text, so they still work when the photos aren’t perfect yet. Each listing notes what it’s best suited for.

Can I print these myself?

Yes. They’re standard sizes — the flyers are 8.5×11, and the brochures are an 11×17 bi-fold that folds to 8.5×11 — so you can print at home, at the office, or send to a local print shop. They’re digital templates; nothing physical ships.

Can I reuse a template for more than one listing?

Yes. Make your own copy, swap the photos, address, and details, and reuse it for every property.

What do I actually get after I buy?

An instant download through Etsy — a PDF with links to the editable Canva templates. You make your own copies and reuse them.
