You print one outside page and one inside page. Delete the versions you are not using before you download, so the pages print in the right order.

Every label is editable, so the facts row fits the property
A house shows a garage and acres. A condo can show parking spaces, HOA fees and a floor instead — the labels are type, not fixed fields.
The Quick-Start Guide suggests labels for condos, townhouses, multi-family and land, so you are not inventing them at the print shop.
Your remarks come straight from the MLS, about half in each column, so there is nothing new to write.

The address, the facts row, your agent and brokerage details, and the labels if the property calls for different ones.
3. Paste your MLS remarks.
About half in each column of the inside spread.
4. Brand it.

5. Print it.

Everything edits on Canva’s free plan. The four pages are 11 × 17 landscape and set up with print bleed, so the export carries crop marks and bleed for a print shop.
The photographs in the samples are not part of the template. The frames are yours to fill with your own listing photography, and the layout is built to lead with it.
It is a static template: it does not pull from the MLS, and the QR code is one you generate in Canva. It is a digital download, and nothing physical ships.
Before you send it to print
The address, agent, brokerage, price, taxes, HOA and every figure in the samples are demonstration content. Replace all of them with the property’s own details.
The back panel carries a disclosure line. Check the wording against what your brokerage, your MLS and your state require before you print a stack.
