Client Guides

Explain the process once, not at every meeting.

Buyers and sellers walk in with the same questions — how representation works now, how pricing and commissions are handled, what happens between the first meeting and closing day. You end up explaining it from scratch at every consultation.

These guides put the explanation in clean, co-branded pieces you can hand over, email, or present: a buyer guide, a seller guide and listing presentation, and a client timeline for the under-contract stretch. You edit them in Canva, they’re current with the 2024 NAR practice changes, and they’re ready the same day.

Who this is for

  • Agents who run buyer consultations, seller consultations, and listing appointments and want to set expectations clearly
  • Agents who want the buyer-agency, commission, and seller-compensation conversations handled in current, plain language
  • Agents who want client-facing materials that look like one professional brand
  • Agents comfortable editing in Canva (no design background needed)

Not ideal for:

  • Agents who need official state or brokerage forms — these are client-education pieces, not a forms or contracts packet; you use your own required documents
  • Agents who need print marketing for an active listing — see Listing Marketing Tools
  • Agents who need open house sign-in, lead capture, or follow-up — see Open House Tools

Common questions

Do I need Canva Pro?

No. These edit on Canva’s free plan, including the Inter font they use. If you already have Pro you can use it, but it isn’t required.

Are these current with the NAR changes?

Yes. The buyer and seller guides are current with the 2024 NAR practice changes — buyer agreements, a commission “fact vs. fiction” page, and a seller compensation page. Rules vary by state and brokerage, so confirm your current local requirements before sharing.

Do these replace my brokerage’s forms?

No. They’re client-education and presentation pieces, not legal or forms packets. You’ll use your own state and brokerage forms and required disclosures.

Can I use them without a photo?

Yes. The guides look polished with professional photos, a headshot, a clean initials or name-only version, or no photo at all. The included sample photos are AI-generated and can be replaced with your own.

Can I buy just one side?

Yes. The Home Buyer Guide and the Home Seller Guide / Listing Presentation are each sold separately. The bundle is for agents who want both sides together at a lower price.

What do I actually get after I buy?

An instant download through Etsy — a PDF with links to the editable Canva templates, a Quick Start guide, and in-file editing notes. You make your own copies and reuse them.
